Visuals emerge of 7th tier club’s new community stadium plans

Visuals emerge of a 7th tier club’s new community stadium plans as the local council asks for feedback from the public.

The club have played at the New Windmill Ground in 2000, and had been due to a new 5,000-capacity stadium at Europa Way at the start of the 2022–23 season.

And despite land purchased in January 2019, construction was delayed, and now fresh plans show a planned development at Fusiliers Way.

On the 8th of May 2026, Leamington FC, who will be in the Southern Football League Premier Central next season after finishing bottom of the National League North with 29 points, wrote via their website: “Exciting progress on the community stadium project.

“Warwick District Council is inviting local residents in the Fusilier’s way area to attend a drop in session next week to see more about the exciting plans for both the new community stadium and athletics facility which will be located next door.

“The community stadium is proposed to be the new home of Leamington FC, with the athletics facility relocating from Edmondscote to this new site.”

The plans and computer-generated images was posted onto the Council’s website, with an online comment form open until Thursday 28 May 2026.

Warwick District Council explained:

What we are trying to do

– We aim to create a community hub for sport, leisure and other health related provision. There will also be a range of commercial development on adjacent land to enhance the local area and also to contribute to the cost of building the stadium.

What’s included?

The following is planned:

– A new 4,000 capacity community sports stadium

– Relocation of the athletics track to a new facility

– A range of commercial activities led by Warwickshire Property Development Group, including a convenience store, children’s day nursery and other retail and food and beverage facilities

“The Council is working in conjunction with Leamington Football Club, FWP Ltd and a multidisciplinary Design Team to develop proposals for their site on Fusiliers Way, which lies at the heart of a wider Council Development Masterplan.

“The schematic development proposal is for a new Football Stadium for primary shared use by Leamington Football Club and the Local Community, alongside outline development proposals for adjacent mixed-use commercial and residential buildings.

“The site is currently a vacant former agricultural plot which sits at the heart of the wider masterplan. It is surrounded by new housing to the east, the existing Warwick Technology Park complex to the west, and mixed-use development plots to the north and south which includes a variety of educational, sporting, cultural and commercial uses. These neighbouring plots are at various stages of planning/construction. The proposed Community Stadium site itself is designated for community and sporting use.

“The Community Stadium development features a Main Stand building, located to the east side of a new full-size floodlit football pitch, and with key frontage to Fusiliers Way. This Main Stand is proposed to provide facilities suitable for Leamington FC and Community use, including dedicated changing room facilities for each, a large associated Cafe/Supporter’s Bar and multi-functional first floor hospitality, conferencing and academy facilities.

“The stadium is proposed to accommodate up to 4,000 match day visitors across four spectator stands; the Main (East) Stand is the largest at 1,000 seated spectator capacity. The other three single storey terraces to the North, South and West sides of the new pitch provide covered spectator standing accommodation for a combined further 3,000 people.

“These boards illustrate the emerging design proposals of both the Community Stadium Main Stand building and the overall site.

“The Design Team welcomes comments from the whole community on the scheme and would appreciate your feedback.

“The proposals are to be developed further following this event for the submission of a planning application in summer 2026.

As to what happens next, Spring / Summer 2026 will be Further RIBA Stage 3 Design Development, Summer 2026 will be Submission of Planning Application, Autumn 2026 will be Determination of Planning Application & Technical Design Development, then Autumn / Winter 2026 will be RIBA Stage 4 Design Development.

On the 27th of November 2025 – Brakes Trust published a summary and timescale from an Open Meeting

“Chairman Jim Scott and new Director Rory Gilbert outlined plans for a new 4,000-capacity venue on Fusiliers Way, funded primarily by Warwick District Council via community infrastructure levy and ground sale proceeds.

“The proposed stadium aims to enhance accessibility and non-matchday revenue, featuring a 3G pitch, hireable spaces, and outlets, with construction targeted for May 2027 to enable a 2029/30 move-in, supporting the club’s long-term EFL ambitions.

“Q&A addressed concerns on costs (with inflation buffers), lease security, potential council restructuring, and community benefit (projecting 20-30 times more than current), emphasising fan involvement through consultations and local advocacy.”

Timescale (Nov 2025 update)

Chairman Jim Scott and Director Rory Gilbert outlined an ideal timeline for the stadium development. This assumes no major delays, with ongoing weekly collaboration between the club, Warwick District Council (WDC), and architects. Key milestones are as follows:

Milestone – Target Date – Description
Initial design locked – February 2026 – Finalisation of core design elements after revisions.

All surveys and special reports complete – May 2026 – Completion of required site assessments (e.g., environmental, which must occur in specific seasons).

Planning consultation & submission – June 2026 – Public consultation period and formal submission to authorities.

Costing complete – November 2026 – Full financial projections, including inflation adjustments built into the budget.

All reports complete – January 2027 – Finalisation of technical and compliance documentation.

Targeted approval on RIBA Stage 4 – March 2027 – Key planning and procurement approval, timed to precede potential local elections in May 2027 that could introduce a unitary council structure.

Building commences – May 2027 – Start of on-site construction, including demolition of existing structures (already approved).
